👷‍♂️ Historic Pasco Ranch Sells 330+ Acres to Homebuilder for $16M

Driving the news: Pulte Homes has bought 332 acres of land from a long-established local cattle ranching family in Pasco County. The company plans to build more than 700 homes on the property, which is located near Wesley Chapel.

Details: The land has been owned by the DePue family since the late 1800s. The family has been working with Pulte for about three years on the sale.

The community will be named Vida's Way in honor of family matriarch Vida Claire Barnes DePue.

Why it matters: This project will help ease the inventory shortage in our area. Pasco County is one of the fastest growing in Florida, so new homes will provide much-needed housing for families and individuals.

The big picture: The development of Vida's Way is part of a larger trend of growth in Pasco County. The county is attracting new businesses and residents, which is driving demand for housing. The new homes will help to meet that demand and boost the local economy.

Between the lines: The sale of the land to Pulte Homes is a significant moment for the DePue family. The family has owned the land for over 100 years and it is a major part of their history.

The decision to sell the land is a sign of the changing times in Pasco County.

What's next: Now that the land belongs to Pulte Homes, the project will move quickly. The first homes are expected to be completed in late 2024.

The bottom line: The Vida’s Way development is expected to boost the local economy and attract new businesses and residents to Pasco County.

It also has a number of patient-centered features, such as digital whiteboards in patient rooms that show real-time health updates, Amazon's Alexa voice assistant, and a spiritual retreat center.

Why it matters: The opening of the new hospital is a major milestone for Moffitt Cancer Center and will help the organization to continue to provide world-class cancer care to patients in the Tampa Bay area and beyond.

The hospital is also expected to create around 1,000 new jobs in the region.

đźŚ€ Floridians Use New Tech to Build Homes That Survive Category 5 Hurricanes

Florida residents are familiar with the stress of extreme weather when it comes to hurricanes. Despite the inevitability of bad storms, homes aren’t always built to withstand the extremes.

However, there’s an attractive solution for those looking to build a stronger home that can stand up to hurricanes.

Driving the news: In 2018, Hurricane Michael caused extensive damage in Florida, prompting many to question the adequacy of existing building codes.

Annette Rubin, like many caught in the storm's path, discovered that her home was built only to withstand category-three winds.

This led her to explore and later adopt the Emmedue panel system through her company, Vero Building Systems.

The tech: Vero’s building materials are made of construction-grade polystyrene with double-galvanized steel wire mesh on both sides.

The two mesh layers are additionally welded together through the panel using double connectors for added strength.

Once completed, a layer of shotcrete is applied to the front and rear of the panel on top of the steel wire mesh, creating a well-insulated, nearly indestructible component.

The efficacy: This technology exceeds category 5 hurricane resistance and will be able to withstand up to 250-mile-per-hour winds.

It also has many other desirable properties for homeowners, including termite and mold resistance, along with great insulation that significantly lowers energy bills.

Why it matters: Extreme weather events are increasingly impacting Florida’s housing markets. With the severity and frequency of these storms on the rise, there's a need for houses that can endure these storms without compromising on cost and efficiency.

The bottom line: Innovative solutions are needed for homes in Florida. As storms become worse, building codes should be improved to protect residents.

VERO presents a very attractive option for Floridians looking to build a home that will withstand the chronic severe weather in our area.
