šļø Moffittās $600M Speros Campus
Powers Forward
Driving the news: Moffitt Speros, a 775-acre life sciences campus under construction in Pasco County, recently celebrated two major construction milestones.
Details:
The Moffitt Discovery & Innovation Center and the Richard M. Schulze Family Foundation Proton Center held ceremonial events to mark key phases of development.
The Innovation Center, set to open in January 2026, hosted a ātopping offā ceremony where a signed beam was hoisted to the highest point of the building.
The Proton Center, slated for a mid-2026 opening, received a 55-ton cyclotron from Belgium. The cyclotron, funded in part by a $15 million donation, will power Tampa Bayās first proton therapy system.
Why it matters: The Speros campus represents a major investment in healthcare and research infrastructure in the Tampa Bay region.
By 2033, the $600 million project is expected to generate over 11,000 jobs, including 2,400 positions at Moffitt by the end of 2026.
The big picture: The Speros campus is part of Angeline, a 6,200-acre development planned to accommodate 35,000 residents.
Speros will serve as a hub for health care, biotech, and engineering, with 140 planned buildings, including research labs, clinics, and housing.
Between the lines: The Hope Innovation District, a community development district established by Pasco County, will govern infrastructure and community facilities for the Speros campus.
Whatās next: The Innovation Center will open in early 2026, with the Proton Center following later that year.
Additional facilities will continue to rise over the next decade, making Speros a focal point for scientific and medical innovation in Florida.

š Rising Mortgage Applications Defy Economic Uncertainty ā Hereās Why
Driving the news: March brought a split-screen view of the U.S. housing market: new-home sales jumped to their fastest pace in nearly a year, while existing-home sales dropped below already weak levels from 2024.
Details:
Existing-home sales fell to a seasonally adjusted annual rate of 4.02 millionāworse than March 2024ās 4.06 million.
New-home sales rose to an annual pace of 724,000, up 6% year over year.
Inventory is increasing nationwideāup nearly 20% for existing homes, and 8.4% for new homes.
Regional highlights: Inventory jumped 25% in the Northeast and 16.6% in the South.
Pending home salesāan indicator of future activityārose 6.1%, the largest monthly increase since Dec. 2023.
Why it matters: After a sluggish 2024, housing was expected to rebound. This mixed report reflects ongoing affordability challenges, but also hints at a slow thaw in supplyāespecially in markets where buyers have been locked out for years.
For communities in the Northeast and South, growing inventory could help ease sky-high price pressures and finally offer more choices to first-time buyers and move-up shoppers alike.
The big picture: The divergence between new and existing-home sales shows how the market is shifting.
Builders have more flexibility to offer incentives or price adjustments, helping them close deals, while existing homeowners are still holding out for top dollar or staying put due to locked-in low mortgage rates.
By the numbers:
6.65%: Average mortgage rate in March, down from 6.96% in January.
7%: Peak mortgage rate after new tariffs were announced in April.
6.93%: Most recent average mortgage rate.
2.4%: Annual decline in existing-home sales.
6.1%: Monthly gain in pending sales in March.
Between the lines: Market movement is closely tied to mortgage rate swings. Marchās dip in rates briefly nudged buyers off the sidelines, but volatility tied to President Trumpās new global tariffs has shaken confidence.
Fear of inflation and economic slowdown may be pushing some sellers to act quicklyāwhile buyers pull back.
Whatās next: With mortgage rates bouncing and economic signals mixed, all eyes are on April's data.
If rates stabilize and inventory continues to grow, we could see a more balanced market emerge heading into summer.
The bottom line: March didnāt bring the housing boom some hoped forābut rising inventory and improving new-home sales offer a glimmer of momentum.
The marketās next move will depend heavily on interest rates and how buyers and sellers react to economic uncertainty.
š Our Current Local Market Data:
The Tampa Bay housing market is shifting into a more balanced phase after years of rapid growth. As of March 2025, the median home price is $429,575āup 4.5% year-over-year, but with a slower pace than in past years.
Inventory is rising, giving buyers more options, while homes are taking longer to sell, with a median of 33 days on the market. This offers more negotiation power for buyers, especially on listings that have been sitting for weeks.
Despite higher insurance costs and affordability concerns, Tampa remains attractive thanks to its strong job market in healthcare, tech, and finance. The region continues to grow, both economically and in population.
Sellers should focus on competitive pricing and presentation, while buyers now have better leverage. Even with current challenges, Tampa Bay is positioned for steady growth and remains a market to watch in 2025.
